Environmental Violation. Any direct or indirect discharge, disposal, spillage, emission, escape, pumping, pouring, injecting, leaching, release, seepage, filtration or transporting of any Hazardous Substance occurring prior to the termination of this Lease at, upon, under, onto or within the Leased Premises or from the Leased Premises to the environment, in violation of any Environmental Law or which could reasonably be expected to result in any liability to Landlord, Tenant or Lender under any Environmental Law for... the cost of any removal or remedial action or natural resources damage or for bodily injury or property damage, (b) any deposit, storage, dumping, placement or use of any Hazardous Substance occurring prior to the termination of this Lease at, upon, under, onto or within the Leased Premises or from the Leased Premises to any Adjoining Property in violation of any Environmental Law or which could reasonably be expected to result in liability under any Environmental Law for the cost of any removal or remedial action or natural resources damage or for bodily injury or property damage, (c) the abandonment or discarding at, upon, under, or within the Leased Premises prior to the termination of this Lease, of any barrels, containers or other receptacles containing any Hazardous Substances in violation of any Environmental Laws or which could reasonably be expected to result in any liability under any Environmental Laws, (d) any activity, occurrence or condition occurring prior to the termination of this Lease which results in any liability, cost or expense to Landlord or Lender under any Environmental Law or which could result in the creation of a lien on the Leased Premises under any Environmental Law, or (e) any violation of or noncompliance with any Environmental Law occurring prior to the termination of this Lease, at, upon, under or within the Leased Premises, except in each case to the extent attributable to acts or omissions of the Landlord or Landlord's designated agents or representativesView More
