Estimated Operating Expenses

Estimated Operating Expenses. Shall mean an estimate of the Operating Expenses specified in Section 5 below, to be paid by Tenant in accordance with the provisions hereof, and which estimate is equal to $7.29 per annum for the calendar year 2012 multiplied by the total number of square feet of Rentable Area.
