Hazardous Condition

Hazardous Condition. Shall mean the presence, discharge, disposal, storage or release of any Hazardous Substance on or in the Improvements, air, soil, groundwater, surface water or soil vapor on or about the Leased Premises, or that migrates, flows, percolates, diffuses or in any way moves onto or into the Leased Premises, or from the Leased Premises into adjacent or other property.

Hazardous Condition. Means any condition which would support any claim or liability under any Environmental Law, including the presence of underground storage tanks.
