Operating Lease Expenses. All rent, including any percentage rent (but excluding from "rent" any taxes, insurance, common area maintenance, or other similar charges even if denominated as "rent"), incurred by Borrower with respect to each Lease and with respect to any and all other operating leases or subleases during the period of determination, all determined in accordance with GAAP.
