Tenant's Forecast Operating Expenses. A written statement of Landlord's reasonable estimate of Tenant's Proportionate Share of Operating Expenses for each calendar year (or portion thereof) during the Term or Renewal Term presented to Tenant prior to the beginning of each calendar year. Operating Expenses for 2010 are estimated to be $3.91 per rentable square foot.
