Toxic Mold. Any mold, fungus, microbial contaminations or pathogenic organisms at the Mortgaged Property of a type or quantity that: (a) might reasonably be expected to pose a significant risk to human health or the environment; or (b) would negatively impact the value of the Mortgaged Property
