Utility Costs

Utility Costs. All of Landlord's expense for furnishing heat, air conditioning, electricity, water, sewer, gas, garbage disposal and all other utilities to the Building and to the Premises, including the base cost of all such utilities, and any fees, charges and taxes imposed on the same by any governmental agency or third party. The foregoing shall not include the cost of furnishing after-hours HVAC to Tenant.
