Commencement Date

Commencement Date. The later to occur of (a) September 1, 2006 (the "Target Commencement Date") and (b) the date upon which Landlord's Work in the Premises has been substantially completed as such date is determined pursuant to Section 3.A hereof (the later to occur of such dates being defined as the "Commencement Date").
