Premises

Premises. That portion of the Project, containing, in the aggregate, approximately 68,153 rentable square feet, namely, (i) all three (3) floors of the 770 Building (defined below), consisting of approximately 51,000 rentable square feet (the "770 Premises"), and (ii) the entire third floor of the 790 Building (defined below), consisting of approximately 16,167 rentable square feet and a portion of the first floor of 790 Building, consisting of approximately 853 rentable square feet (together, the "790... Premises"), as determined by Landlord, as shown on Exhibit A. The 770 Premises and the 790 Premises are sometimes referred to collectively herein as the "Premises". View More

Premises. Shall mean those certain parcels of land and the improvements thereon, located in the City of Fargo, County of Cass, State of North Dakota, all as more fully described in the Mortgage.

Premises. Suite No. 111 in the Building, being the offices located on the first and second floor(s) as outlined on the floor plan attached to this Lease as Exhibit "B" and incorporated herein. The Premises on the date hereof are stipulated for all purposes to contain a total of 2,401 square feet of Rentable Area.

Premises. Shall include the rights of Tenant under a certain Declaration of Easement executed simultaneously with this Second Amendment and to be recorded in the land records of Baltimore City. No Rent will attributable to such rights, except to the extent properly included as an Increased Operating Expense as to which Tenant is obligated to pay Tenant's Proportionate Share.

Premises. That certain space having a rentable area of approximately 20,000 square feet (subject to measurement as provided herein) and located on the third (3rd) floor in The Ivory Building, 1020 Hull Street, Baltimore, Maryland 21230, as more particularly depicted on Exhibit B provided, that if at any time hereafter any portion of the Premises becomes no longer subject to this Lease, "Premises" shall thereafter mean so much thereof as remains subject to this Lease.

Premises. Initially, approximately 94,397 Rentable Square Feet (the "Initial Premises") consisting of the following: (a) approximately 23,651 Rentable Square Feet known as Suite 700 comprising all of the seventh (7th) floor of the Building ("Suite 700"), and (b) approximately 70,746 Rentable Square Feet known as Suites 800, 900 and 1000 and comprising all of the eighth (8th), ninth (9th) and tenth (10th) floors of the Building (the "Existing Premises"), all as outlined on Exhibit A attached to and a part... of this Lease. The Initial Premises is subject to (i) automatic expansion by approximately 23,645 Rentable Square Feet by the "Must-Take Premises" as defined in, and pursuant to the terms and conditions of, Section 53 below, (ii) the "Expansion Options" as defined in, and pursuant to the terms and conditions of, Section 54 below, and (iii) the "Right of First Offer" as defined in, and pursuant to the terms and conditions of, Section 55 below. Premises. Means all of the Premises described herein including any part thereof.

Premises. The 3,921 rentable square feet of the third (3rd) floor of the Building designated for Tenant's exclusive use as depicted in the color Yellow on the floor plan of the third (3rd) floor attached hereto as Exhibit "B-1" and the right to use all of the Third Floor Common Areas, as depicted in the colors Gray and White on Exhibit "B-1", which Third Floor Common Areas contain a total of 7,335 square feet.

Premises. Suite No. 200 consisting of approximately 3,281 rentable square feet (which the parties expressly agree are contained in the Premises), on the attached Exhibit "A" expressly made a part hereof. The Premises are located on the second floor of the structure, hereinafter called the "Building", located at N. Westshore Blvd., Tampa, FL 33607.
