Premises

Premises. For purposes of this Lease, the "Premises" shall be those portions of the Building, shown on Exhibit "A," consisting of 18,624 square feet of Rentable Area on the second (2nd) floor, 33,384 square feet of Rentable Area on the third (3rd) floor, and 35,723 square feet of Rentable Area on the fifth (5th) floor. The parties hereto hereby acknowledge that the purpose of Exhibit "A" is to show the approximate location of the Premises in the Building only, and such Exhibit is not meant to constitute... an agreement, representation or warranty as to the construction of the Premises, the precise area thereof or the specific location of the Common Areas, or the elements thereof or of the accessways to the Premises or the Project. The parties stipulate that the Rentable Area of the Premises is 87,731 square feet and the Rentable Area of the Project is 773,800 square feet. If Tenant leases any Additional Space (as defined in Article 41 below) in accordance with the terms of Articles 41 and 42 below, the square footage of the Additional Space shall be determined in accordance with the standards set forth in H-2 ANSI/BOMA Z65.1 1996, as promulgated by the Building Owners and Managers Association ("BOMA Standards"), plus a load factor of no more than twenty-eight percent (28%) to account for amenities located within the Common Areas of the Project, including but not limited to the cafeteria and spline. Additionally, Tenant shall have the option to add to the Premises one of the existing training rooms on the second (2nd) floor of Building D of the Project to the extent available at the time Tenant requests such addition and subject to mutually agreeable terms between Landlord and Tenant in connection with, but not limited to, access to the training room, term length, location, and the amount of rent. Except as otherwise agreed by Landlord and Tenant, all terms and conditions of this Lease shall apply to such training room (except for the Tenant Improvement Allowance), including the payment of Base Rent and Direct Expenses. Premises. Shall mean the office space comprised of a portion of the fifth (5th) floor designated as Suite 550 plus the entire sixth (6th), tenth (10th) and eleventh (11th) floors of the Building as and outlined on Exhibit A to this Lease. The Premises shall be collectively known as Suite 1000.

Premises. From and after the Additional Premises Commencement Date, the "Premises," as defined in the Lease, shall (a) mean the Current Premises plus the Additional Premises and (b) contain approximately eighteen thousand sixty-eight (18,068) square feet of Rentable Area.

Premises. Commencing on the Execution Date, the term "Premises" as used in the Amended Lease shall mean the Existing Premises plus the Suite 100 Premises.

Premises. The Suite 120 Space, Suite 150 Space, Suite 180 Space, and Suite 200 Space contain an aggregate of approximately 31,010 square feet of Rentable Area and 26,052 square feet of usable area, and are sometimes referred to herein individually as a "Suite Space" and collectively as the "Premises".

Premises. Means that certain space having a rentable area of 16,057 square feet and located on the 3rd floor of The Signature Building, as more particularly depicted on Exhibit B; provided, that if at any time hereafter any portion of the Premises becomes no longer subject to this Lease, "Premises" shall thereafter mean so much thereof as remains subject to this Lease.
