Premises

Premises. The term "Premises" shall mean those sections of the Building outlined in yellow on the floor plans attached hereto as Exhibit A, and incorporated herein by this reference, commonly referred to as 528B Eccles Avenue, South San Francisco, CA consisting of approximately 39,599 square feet and the exclusive use of thirty-six (36) (which number includes 14 parking spaces on which items of personal property belonging to Lessee's predecessor in interest such as generators and trash enclosures)... parking spaces marked on Exhibit B, attached hereto and incorporated herein by this reference, or as designated from tíme to time by Lessor. For purposes of Lessee's responsibilities under this Lease, the Premises also includes the grounds surrounding the Premises particularly the two exterior concrete blocks and the walkway located adjacent to the East and North exterior walls of the Premises. Premises. The term "Premises" shall mean those sections of the Building shaded on the floor plans attached hereto as Exhibit A, and incorporated herein by this reference, commonly referred to as 550-3 Eccles Avenue, South San Francisco, California consisting of approximately 7,555 rentable square feet and the exclusive use of fifteen (15) reserved parking spaces marked on Exhibit B, attached hereto and incorporated herein by this reference, or as designated from time to time by Lessor.

Premises. During the period commencing on the Expansion Delivery Date for the Amendment No. 3 Expansion Space and ending on (and including) the last day of the Lease Term with respect to the Initial Premises, the term "Premises" as used in the Lease and this Amendment No. 3 shall be deemed to mean a total of thirty-three thousand five hundred thirty-four (33,534) square feet of rentable area, comprised of (i) twenty-one thousand four hundred (21,400) square feet of rentable area located on, and... comprising the entire rentable area of, the third (3rd) floor of the East Tower and (ii) twelve thousand one hundred thirty-four (12,134) square feet of rentable area located on the second (2nd) floor of the East Tower, and from and after the first day of the Amendment No. 3 Renewal Term, the term "Premises" as used in the Lease and this Amendment No. 3 shall be deemed to mean a total of three thousand two hundred seventy-four (3,274) square feet of rentable area located on the second (2nd) floor of the East Tower (i.e., solely the Amendment No. 3 Expansion Space). Promptly after the Expansion Delivery Date has occurred, Landlord and Tenant shall execute a written declaration setting forth the Expansion Delivery Date, the Expansion Commencement Date, and the other information set forth therein, in a form substantially similar to the form of declaration attached to the Original Lease as Exhibit D; provided, however, that any failure of the parties to execute such declaration shall not affect the validity of the Expansion Delivery Date or the Expansion Commencement Date as determined in accordance with this Paragraph. Premises. That portion of the Project, containing approximately 1,945 rentable square feet (as determined by Landlord and accepted for all purposes by Tenant), in Suite 1010 on the tenth (10th) floor in the 418,639 rentable square foot West Tower (the "Building") of the Alexandria Center for Life Science – New York City (collectively, together with the underlying land, related site improvements and the immediately adjacent East Tower, the "Project"), as shown on Exhibit A.

That (i) portion of the 2nd floor of the Building containing approximately 36,309 rentable square feet ("Original Premises"), and (ii) portion of the 4th floor of the Building consisting of (x) Suite 401-S containing approximately 6,815 rentable square feet and (y) Suite 430 containing approximately 4,422 rentable square feet ("Expansion Premises"), all as determined by Landlord, as shown on Exhibit A.
