Hazardous Materials. Section 1801, et seq., the Toxic Substances Control Act, 15 U.S.C. Section 2601 et seq., the Clean Air Act, 42 U.S.C. Section 7401 et seq., the Clean Water Act, 33 U.S.C. Section 1251 et seq., and any applicable statutes, ordinances or regulations under the laws of the State in which the Premises are located, and any rules and regulations promulgated thereunder, all as presently or hereafter amended. Hazardous Materials. Together: (i) any substance, material, or matter that may give rise to liability under any Environmental Laws; (ii) any "hazardous substance" listed in the U.S. Department of Transportation Table (49 C.F.R. 172.101), as the same may be amended from time to time; and (iii) asbestos, lead paint, pcb's, urea formaldehyde foam insulation, radioactive materials and any materials, the removal of which is required or the maintenance of which is prohibited or penalized.
Hazardous Materials. Hazardous Materials. Hazardous Materials. Any substance or substances: (i) the presence of which requires investigation or remediation under any federal, state or local statue, regulation, ordinance, order, action, policy or law; or (ii) which is or becomes defined as a "hazardous waste," hazardous substance," pollutant or contaminant under any federal, state or local statute, regulation, rule or ordinance or amendments thereto including, without limitation, the Comprehensive Environmental Response, Compensation and Liability Act (42... Hazardous Materials.
