Improvements. The Seller's entire right, title and interest in and to the existing buildings, fixtures and other structures and improvements situated on, or affixed to, the Land.

Improvements. Means any development, improvement, modification or amendment by the Parties of the Technology which would, if commercially practiced, infringe and/or be covered by a claim of the Patents.
